As part of the innovative foundation of Harrington + Baebler, we strive to achieve a level of service that surpasses the traditionally accepted standard in real estate. We will communicate with you through every step of the process of selling your home, using methods that best fit your needs. We will ensure that you understand the steps involved in pricing, marketing, and negotiating, while keeping the burden of coordinating each task off of you.
We understand that selling a home can be a strenuous and complicated process, and make it our goal to eliminate stress and facilitate understanding, fulfilling any needs you may have and guiding you to the most rewarding results possible.
Below are the many services we provide to you!
If you choose the wrong agent, selling a home can be a stressful and time-consuming endeavor. To get the best price for your home, the process includes knowing which improvements to make in order to get the best return, recommending and overseeing the right vendors, preparing the disclosures and other legal documents, effectively staging the home to get noticed and sold, correctly pricing the home to attract buyers, marketing the home, negotiating the offers, and smoothly going through escrow. No one person can master all of these tasks – you need a great team.
To help you relax, Harrington + Baebler, has shifted much of the work relating to home improvement, marketing, negotiation, and escrow on to ourselves. We have a team of specialists (including: listing coordinator, interior designers, licensed contractors, graphic designers, copywriters, and dedicated online and social media marketing specialists) all devoted exclusively to assisting you through each step of the home-selling process.
Should you list with us, Harrington + Baebler pays for a considerable portion of the staging, fees associated with design, delivery, set-up, and de-staging of the home. This is another of our many services that saves you thousands of dollars.
In an HSR survey of over 4,200 homes, 85% of the staged homes sold for up to 6% to 25% more than unstaged homes.
THE BENEFITS OF STAGING.
By Will Featherstone from forbes.com
Staging your home will help the property photos stand out online.
People love looking at home decor, interior design magazines and blogs for a reason. Most people don’t live in the expertly curated spaces we see on the glossy pages of magazines, and as a result, these model homes are typically more aspirational — most people would love to live in such a beautiful space. With so many people starting their home searches online these days, it’s of the utmost importance to stand out from the crowd. Capturing someone’s attention enough to make them want to come see your home in person is the goal.
Staging can help people better imagine themselves living in a space.
When a home is empty, it might be harder for someone to really imagine themselves living in the space. Things may even feel cold and uninviting, and you definitely don’t want potential buyers to feel anything but welcome and, well, at home. It’s important for potential buyers to see the home as a place they could immediately move into and begin making their own. It’s all about creating an emotional connection: Once someone has fallen in love with the space, it’s much easier for them to commit to buying.
Staging demonstrates a home’s potential.
If someone is about to make the biggest investment of their lives, they’re going to want to make sure it’s something they love. Depicting how a home could be lived in can show someone the real possibilities of a space. Maybe you always used that extra bedroom for storage, but if a potential buyer sees it transformed into an inviting guest bedroom their best friend from out of town could stay in when they visit, or a fun playroom for their young children, suddenly that extra bedroom takes on a whole new life.
Staging can make a space seem bigger.
It might seem like completely emptying a space would make it seem bigger, but on the contrary, rooms can end up looking small when they’re completely empty. Sometimes people have a hard time imaging how much room their queen-sized bed will take up, and they might think they need more room when they actually don’t. Showing how the space in a room can be used takes buyers one step closer to envisioning living there.
Vendors + Negotiating.
Due to our high volume of listings, we are able to negotiate special pricing with many local vendors. These vendors are familiar with the types of work necessary to bring a home to market in the most cost-effective way. The team’s working relationship with many of our preferred vendors goes back almost 15 years!
Property + Pest Inspections.
Your property + pest inspections will be covered by us, free of charge! This is yet another service that saves you a headache and money!
An often over-looked headache of getting your home ready to sell is the researching and coordinating of all the necessary tasks and vendors. When you list with Harrington + Baebler, you will have access to your own personal Listing Coordinator. Their job is to ensure that you have a stress-free experience by personally taking on the responsibility of coordinating vendors, organizing the bids, and forming a seamless, efficient schedule to getting your home on the market. This specialist also ensures proper communication in full detail when organizing work for your home. There is no longer any need to trouble yourself by halting other aspects of your life just to get your home ready to sell.
A strategic marketing plan can significantly increase the value of your home. By any objective measure, we do more marketing for our properties than any other agent or team. Therefore, we have devised a strategic marketing plan with key aspects that have proven effective for our clients.
Harrington + Baebler works closely with the best in-house marketing team in real estate to craft a message that highlights all of the best qualities of your home and your neighborhood. Unlike most other Realtors®, we do not outsource this important function to third-party providers of overused templates utilized nationwide.
All properties are highlighted with a custom Harrington + Baebler website featuring a video tour, property information, and a photo gallery.
In addition to all of the free online marketing utilized by most agents, Harrington + Baebler has a full-time employee dedicated to online and social media promotions for our listings. To our knowledge, we are one of the few teams in the area that employs a full-time expert exclusively to handle this important task.
Your home will be advertised in a full-color, professionally designed and printed, brochure. This brochure will include multiple photos and a comprehensive list of features, as well as a link to the website to access additional photos. The brochure will certainly make buyers remember your property, which is important since buyers say that homes tend to blend together after looking at six or eight in a day.
4K HD Videos.
Given the popularity of social media and video distribution sites, over 90% of home buyers utilize the internet through their home search process, according to a recent annual survey conducted by the National Association of Realtors®. To get maximum exposure and to engage potential buyers emotionally, we provide a video tour for every home that qualifies with our Chrome Program and up.
3D Virtual Tour.
To give buyers a highly immersive experience, we provide a 3D virtual tour utilizing Matterport Technology to homes qualifying in our Platinum Program (see program tiers on page 7). With this feature, buyers can look at the floorplan from above or move from room to room by using their computer mouse. This helps potential buyers feel as though they are walking through the home, allowing them to grasp the flow of the floorplan and to appreciate the design and features of the home.
All of our homes are photographed by professional photographers who specialize in residential photography. The photographers we use are far more experienced than any other option in the market. Based on our experience, the quality of the photography has a profound impact on the quality of the professional brochures that we design for each home. As with all the marketing, we bear the entire cost of the photography. Below, we describe in detail the process and importance of using HDR photography.
Marketing to the Indian and Chinese community is one of the many ways we ensure that your home is exposed internationally. International marketing, how ever, is only applicable to homes that are approved through the Windermere Premier Program™.
Extended Open Houses.
On the first weekend, Harrington + Baebler hosts open houses with gourmet treats and coffee for our platinum program qualifying homes. We have found that attendance creates a level of excitement and often contributes to the high number of offers that come in. Subconsciously, busy open houses make potential buyers feel like the home is more desirable. This contributes directory to our strong sales statistics.
When you entrust us to sell your home, your listing can be found from the websites of top real estate companies through our participation in LEADINGRE.COM, a program available to us as members of LEADING REAL ESTATE COMPANIES OF THE WORLD®. 92% of home buyers use the internet in their search* — let us help you reach those buyers interested in our area — worldwide.
